For most transactions there are three rounds: the offer itself, the inspection and, if the buyer is financing, the appraisal. Each round has its own pressure points. This guide explains what is usually negotiated at each stage and what buyers and sellers should think about before responding. Sellers look at the financing type, the size of the down payment and deposit, contingencies, the requested settlement date, any request for closing-cost help and whether the buyer needs to sell another home first. Buyers can strengthen an offer by shortening contingency periods, offering a flexible settlement date or showing a strong lender letter. When several offers arrive on a home in Chevy Chase or a rowhouse near Logan Circle in Washington DC, sellers sometimes ask all buyers for their highest and best terms by a set deadline. Buyers should decide in advance how far they are willing to go and stay within it. Sellers should compare offers on what they will net and how likely each is to reach settlement, not on price alone. ## Round two: the home inspection After the inspection, the buyer may ask for repairs, a credit at closing or a lower price. Sellers can agree, decline or offer something in between. A few principles help: Separate safety, structural and system issues from cosmetic items. A failing water heater is different from a worn carpet. Credits are often simpler than repairs, because the buyer controls the work and the seller avoids scheduling contractors before closing. Get estimates from licensed contractors when the cost of a repair is in question. And remember that a buyer who walks away may leave the seller with a disclosed problem and a new search for a buyer. The options usually include the seller lowering the price, the buyer bringing additional cash, the two splitting the difference, a request for reconsideration with better comparable sales or, if the contract allows, the buyer ending the contract. Some buyers agree in advance to cover part of any appraisal gap. Read your contract's appraisal terms carefully, and ask your attorney if anything is unclear. In close-in markets such as Arlington near the Clarendon corridor or Kensington, where recent sales can vary widely by street and condition, a well-documented list of recent comparable sales can make a real difference in a reconsideration request. ## What makes a good negotiator? Financing strength, contingencies and settlement timing affect whether a sale actually closes and what you net. **Do sellers have to make every repair a buyer requests?** No. Sellers can agree, decline or propose a credit or price change.
