## Why Homeowners Insurance Matters

Homeowners insurance helps protect your home and belongings from covered losses. If you are financing your purchase, your lender will typically require proof of homeowners insurance before closing. Starting early gives you time to compare options without last-minute pressure.

Broker Carolyn Thompson, CRS, SFR, ABR, MRP, CDS, CDPE, SRES, of Real Estate Search and Sale, LLC has guided buyers from contract to closing for more than 20 years. We help you plan ahead so insurance is ready when your lender needs it.

## What a Homeowners Policy Usually Covers

Policies vary, but a standard homeowners policy often includes:

- **Dwelling coverage** for the structure of the home
- **Personal property coverage** for your belongings
- **Liability coverage** if someone is injured on your property
- **Loss of use coverage** for living expenses if a covered loss makes the home unlivable

Read each policy carefully, including deductibles, limits, and exclusions, and ask your insurance agent to explain anything that is unclear.

## Coverage to Ask About

**Flood insurance.** Standard homeowners policies usually do not cover flood damage. Flood insurance is a separate policy, and your lender may require it if the home is in a designated flood zone. Ask your insurance agent about flood coverage for any home you are considering.

**Condominium and townhome coverage.** If you buy a condominium, the association's master policy typically covers parts of the building, and you will usually need your own policy for the interior and your belongings. Review the association's documents and ask your insurance agent how the two policies work together.

**Additional coverage.** Depending on the home, you may want to ask about water backup, valuable items such as jewelry or art, or higher liability limits.

## When to Shop for Insurance

1. Request quotes as soon as you are under contract, or even while you are house hunting.
2. Share the property address and details with your insurance agent.
3. Choose a policy and send proof of insurance to your lender well before closing.
4. Confirm the policy start date matches your settlement date.
