You may have weeks, not months, to decide whether to buy, rent, sell or keep a home, often while you are still at your current duty station. The Washington region adds its own variables: several major installations, heavy traffic and a wide range of housing types. This guide answers the questions service members and their spouses ask most. For details on how we help, visit our [military relocation and PCS services](https://real-estate-search-and-sale.com/military-relocation-pcs) page. ## Which installations shape the housing search? Your commute will likely matter more than any other factor. Walter Reed National Military Medical Center sits in Bethesda along Rockville Pike, near the Medical Center Metro station. Joint Base Andrews is in Prince George's County, Maryland, with nearby communities such as Upper Marlboro, Clinton and Bowie. Fort Belvoir is in Fairfax County, Virginia, convenient to Alexandria, Lorton and Springfield. The Pentagon and Joint Base Myer–Henderson Hall are in Arlington. Many people coming to the region drive a test commute at rush hour before choosing an area, and we can do that for you on video if you are not yet here. ## Should I buy or rent after a PCS? It depends on how long you expect to stay, your budget, your housing allowance and your plans for the next assignment. Buying can make sense if you expect a longer tour or want to keep the home as a rental after you leave. Renting gives flexibility if your timeline is uncertain. Talk with your lender about loan options, including the VA home loan benefit, and with a CPA or tax advisor about the tax effects of owning, renting out or selling a home. Your installation's legal assistance office can answer questions about leases and your rights under the Servicemembers Civil Relief Act. ## Can I buy a home before I arrive? Many service members do. We offer live video tours, send neighborhood and commute information and handle contracts electronically. A thorough home inspection is especially important when you have not walked through the house. If you are buying with a VA loan, the appraisal must meet VA requirements, so build that into your timeline. Settlement can often be scheduled around your report date, and remote closing options may be available through the title company. If schools factor into your decision, start with official school system resources. Buyers must verify school assignment for any address directly with the school system. ## What if I am leaving the area and need to sell? You can list your home and complete the sale after you report to your next duty station. Showings run through a lockbox, offers and contracts are signed electronically and title companies can often arrange remote or mobile notary signing. Our [out-of-state seller and remote closing services](https://real-estate-search-and-sale.com/out-of-state-sellers-remote-closings) page covers the details. If you want work done before photography, our vendor network can handle cleaning, painting and repairs, and you approve every estimate. ## Can I keep my home and rent it out? Yes. Many owners keep a home near Bethesda, Alexandria or Bowie as a rental while stationed elsewhere. Real Estate Search and Sale offers [rental property management](https://real-estate-search-and-sale.com/rental-property-management) for occupied rentals, including leasing, rent collection and maintenance coordination. Local rental licensing and registration rules apply in some jurisdictions, including Montgomery County and Washington DC and we can help you understand which requirements may affect your property. We do not manage vacant property, so the home needs a tenant in place or a plan to lease it. ## How do I find an agent at my next duty station? If your next assignment is outside our licensed areas, we can refer you to a licensed local professional. ## How Real Estate Search and Sale can help With more than 20 years of experience, Real Estate Search and Sale helps service members and military spouses buy, sell and rent homes on military timelines. Early contact gives you time to review neighborhoods, get preapproved and plan around your report date. **Can I use a VA loan in Maryland, DC and Virginia?** VA loans can be used throughout the region for eligible borrowers. Your lender can confirm eligibility and how the program works for a specific property. **Can I sell my home after I have already moved?** Yes. Many sellers list after leaving, with showings by lockbox and a remote closing arranged through the title company. **Do you manage rental homes while I am stationed elsewhere?** We manage occupied rental homes, including leasing and maintenance coordination. We do not offer vacant property management. **Will you help if my next duty station is in another state?** Yes. We can refer you to a licensed local professional at your next duty station.
