Many owners leave the Washington region before their house sells. A new job starts in another state, a military assignment arrives, a parent moves closer to family or a home is inherited from hundreds of miles away. The short answer to the most common question is yes: you can sell a house in Maryland, Washington DC or Virginia without living nearby, and in many cases without returning for settlement. Here is how it works. For details on our approach, see our [services for out-of-state and overseas sellers](https://real-estate-search-and-sale.com/out-of-state-sellers-remote-closings).

## Should I move first and sell later?

Moving first has real advantages. An empty or lightly furnished house is easier to clean, repair, photograph and show, and you avoid juggling showings around your own schedule. The trade-off is carrying costs. You will keep paying the mortgage, taxes, insurance, utilities and any condominium or HOA fees until settlement, and an unoccupied home needs regular checks. Ask your insurance agent whether your policy covers a vacant home, because many policies treat vacancy differently.

## How do I get the house ready from a distance?

This is where a local vendor network matters most. Instead of flying back to meet contractors, you approve work by photo, video and written estimate. Typical preparation includes:

- Cleanout and donation pickup for items you are not moving
- Painting, minor repairs and landscaping
- Professional cleaning before photography
- Staging, or virtual staging for a vacant room

Our [home preparation vendor network](https://real-estate-search-and-sale.com/home-preparation-vendor-network) page describes the services available. You decide which items to do and how much to spend.

## How do showings, offers and inspections work when I am away?

Showings are scheduled through a lockbox and an electronic showing system, so you do not need to be present. Offers arrive by email, and contracts are signed electronically. When an inspection comes back, we review the report with you by phone or video, gather contractor estimates if repairs are requested and help you respond. Time zones are rarely a problem: the 24-Hour Appointment Desk takes calls at any hour, which helps sellers in Europe, Asia or the West Coast.

If the property is rented, the lease and tenant rights shape the schedule. Our page on [selling tenant-occupied and vacant property](https://real-estate-search-and-sale.com/tenant-occupied-vacant-property-sales) explains how showings can respect a lease.

## Can I close without coming back?

Usually, yes. A title company or settlement attorney can send documents for signing wherever you live. Depending on the title company's requirements, you may sign with a mobile notary, at a U.S. embassy or consulate if you are overseas or through an approved remote online notarization platform. Some sellers sign a power of attorney so a trusted person can sign at settlement. Each title company has its own rules, so we confirm the method early. Sale proceeds are typically sent by wire transfer. Always confirm wiring instructions by calling the title company at a number you already know, because wire fraud targets real estate transactions.

## What about taxes when I live elsewhere?

Out-of-state and foreign sellers can face withholding at settlement. Maryland, for example, generally requires withholding on the sale of real property by nonresidents unless an exemption applies, and federal rules can require withholding when the seller is a foreign person. Rules and rates change, and exemptions depend on your situation. Talk with your CPA or tax advisor well before settlement, and ask your attorney about any legal questions.

## Where do out-of-area sellers own homes?

We help owners with homes across the region: single-family houses near the Capital Crescent Trail in Bethesda, townhouses walking distance from Pike & Rose in North Bethesda, condominiums in Rockville and Silver Spring, rowhouses in Washington DC and homes in Arlington. Each market has its own pace, so we start with a suggested price range based on recent comparable sales rather than a general estimate, and you decide the list price.

## Frequently asked questions

**Do I have to fly back to sign the closing documents?** Often not. Many title companies allow mobile notary, embassy or remote online signing. The method depends on the title company and your location.

**Who checks on the house while it is listed?** We can arrange periodic visits through local providers. Note that Real Estate Search and Sale sells vacant homes but does not offer vacant property management.

**Can I sell if I live outside the United States?** Yes. We have closed sales for sellers living overseas. Plan extra time for document signing and talk with your CPA about federal and state withholding.

**How will I approve repairs and vendor work?** You receive photos, videos and written estimates, and nothing proceeds without your approval.

**Can someone sign for me?** A power of attorney may allow a trusted person to sign. Ask your attorney whether one fits your situation and confirm that the title company will accept it.
