Title work confirms that the seller can legally transfer the home to you. Settlement, also called closing, is the meeting where documents are signed, funds change hands, and the keys become yours. Our goal is to help you understand each step so you can move toward closing day with confidence. ## What Is a Title Search? A title search reviews public records to trace the ownership history of the property. The title company looks for items that could affect your ownership, such as unpaid liens, judgments, recorded easements, or errors in past records. When an issue turns up, it is typically resolved before settlement. ## What Is Title Insurance? Title insurance protects against certain covered problems with the title that were not found during the search. There are generally two kinds. A lender's policy protects the mortgage lender and is usually required when you finance your purchase. An owner's policy protects your own interest in the home and is typically optional. Ask your title company to explain the coverage, the cost, and any exceptions so you can decide what is right for you. ## Choosing a Title or Settlement Company You are free to choose the title or settlement company you prefer. Real Estate Search and Sale, LLC can provide contact information for title and settlement companies in our network of service providers, and you are welcome to use any licensed provider you like. Real Estate Search and Sale, LLC does not receive payments from service providers whose contact information we share. ## What Happens Before Settlement 1. Your contract goes to the title or settlement company you choose. 2. The title company orders the title search and reviews the results. 3. Your lender finalizes your loan and sends closing instructions. 4. You receive your Closing Disclosure, which lists your loan terms and closing costs. Review it carefully and ask questions about anything that is unclear. 5. You complete a final walk-through of the home. 6. You arrange to bring your funds to closing by the method your settlement company specifies. **Protect yourself from wire fraud.** Before sending any money, call your settlement company at a phone number you know is correct to confirm the instructions. The settlement company collects and distributes the funds, and the deed is then recorded with the county. Once everything is complete, you receive your keys.
