The title search confirms you can transfer clear ownership to your buyer. Settlement is when documents are signed, your mortgage and other liens are paid off, and your proceeds are sent to you. Broker Carolyn Thompson, CRS, SFR, ABR, MRP, CDS, CDPE, SRES, of Real Estate Search and Sale, LLC has guided sellers through settlement for more than 20 years, including sellers who live out of state or overseas. ## Start Title Work Early to Avoid Surprises Real Estate Search and Sale, LLC highly recommends ordering a title abstract, also called a title search, as early in the selling process as possible, ideally before your home is listed. An early title abstract can uncover liens, judgments, recorded easements, ownership questions, or errors in public records while there is still time to resolve them calmly. Waiting until after you accept an offer leaves less time to address an issue before your settlement date. Starting early is especially important for probate, estate, and inherited home sales, where ownership and authority to sell often need to be confirmed. Work with your title company to have the abstract done as soon as possible so there are no title surprises. ## Items That Can Affect Your Title - Existing mortgages and home equity lines of credit - Liens or judgments - Unpaid property taxes or water and sewer charges - Homeowners or condominium association balances - Ownership questions after a death, divorce, or name change Identifying these early gives everyone time to resolve them before settlement. ## What Happens Before Settlement 1. Your ratified contract goes to the title or settlement company. 2. The title company orders the title search and requests payoff statements from your lenders. 3. You provide information the settlement company requests, such as loan account details and association contacts. 4. The settlement company prepares your settlement statement, showing payoffs, fees, and estimated proceeds. 5. You review the statement and ask questions about anything unclear. ## What Happens on Settlement Day You sign the deed and other closing documents. The settlement company pays off your mortgage and any other liens, collects the buyer's funds, and sends your proceeds by the method you choose. Bring a valid government-issued photo ID and anything your settlement company requests. **Protect yourself from wire fraud.** Confirm any instructions for receiving your proceeds by calling your settlement company at a number you know is correct.
