Home prices across the region are roughly flat, home buyers are taking more time, and home sellers face more competition than they did a year ago. In some communities home sales have slowed and prices have slipped; in others, home sales and prices are both up. Updated November 4, 2026. ## Washington, DC Metro Real Estate Market at a Glance (Bright MLS, September 2026) - Median sold price of homes: $610,000, up 1.6% from September 2025. - New pending home sales: down 17.1% from a year earlier, the steepest drop among the metro areas in the Bright MLS report. - Active home listings: up 20.1% from a year earlier (as of the end of August). - Median days on market for homes: 22, one day longer than a year ago. - Home showings: down 16.9% from a year earlier. Bright MLS expects higher mortgage rates to bring fewer real estate transactions and some local softening in home prices in the DC area. ## Bethesda, Silver Spring and Frederick Real Estate Markets, July Through September 2026 Closed residential sales of homes with a Bethesda, Silver Spring or Frederick, Maryland mailing address, comparing July through September 2026 with the same months of 2025 (Bright MLS). Higher-priced homes are the most sensitive to mortgage rates, and buyers near Bethesda Row, the Capital Crescent Trail and the Red Line stations at Bethesda and Medical Center are comparing more homes before they write offers. Pricing from the most recent nearby sales matters most here. ### Silver Spring real estate market Silver Spring held close to last year, with slightly fewer home sales and a median price just above 2025. Homes near Downtown Silver Spring, the Sligo Creek Trail and the Purple Line corridor continue to draw steady interest. ### Frederick real estate market Frederick posted more home sales at higher prices than a year ago. Downtown Frederick, Baker Park and the MARC station keep demand steady, and Frederick's price range gives home buyers priced out of closer-in communities another option. ## Montgomery County, Maryland Real Estate Market (Greater Capital Area Association of REALTORS®, July 2026) - Median sold price of homes: $656,000, down 0.6% from July 2025. - New home listings: up 5.1% from a year earlier. - Average days on market for homes: 30, eight days longer than a year earlier. - Across Montgomery County and Washington, DC combined, the supply of homes for sale reached 3.5 months, compared with a five-year July average of 2.6 months. ## Frederick County, Maryland Real Estate Market (Maryland State Department of Assessments and Taxation) These figures come from state property records of owner-occupied home sales, which are released by quarter, so they trail the monthly reports above. - April through June 2026: 1,035 homes sold at a median price of $530,000, compared with 965 homes at $520,000 in the same months of 2025, about 7% more sales and a 1.9% higher median price. - July 2025 through June 2026: 3,310 homes sold at a median price of $524,450, compared with 3,533 homes at $515,000 a year earlier, about 6% fewer sales and a 1.8% higher median price. ## Nationwide Real Estate Market (National Association of REALTORS®, September 2026) - Existing-home sales: an annual pace of 3.99 million homes, down 2.2% from a year earlier. - Median existing-home price: $417,500, up 1.3%. - Homes for sale: 1.60 million, up 4.6%, or 4.8 months of supply (4.5 months a year ago). - Median days on market for homes: 33. - First-time home buyers made up 31% of home sales; cash purchases made up 27%. - By region, median home prices rose 4.7% in the Northeast and 3.1% in the Midwest, were nearly flat in the South (up 0.2%) and slipped 0.3% in the West. ## Mortgage Rates and the 2026 Real Estate Market (Freddie Mac) The average 30-year fixed mortgage rate was 7.24% for the week of October 29, 2026, compared with about 6.19% a year earlier.
