The designation covers short sales, loan modification basics, deeds in lieu of foreclosure and the steps that come before a foreclosure sale. A distressed sale has more moving parts. There may be a first mortgage, a home equity line, a homeowners association balance or a tax lien, and each of those parties has its own rules about what it will accept. CDPE coursework walks through those parts in order. It covers how lenders review a short sale request, what a hardship letter needs to explain, how a deed in lieu differs from a short sale, and how loss mitigation departments communicate. It also covers how to work with homeowners who are under real stress, with patience and without judgment. ## Why it matters when you're behind on your mortgage Time is the resource most homeowners run short on. A missed payment becomes two, letters arrive from the servicer, and the choices can start to feel smaller. Working with a CDPE early gives you a clear picture of your options while more of them are still available. That picture usually includes: - Staying in the home through a loan modification or repayment plan, if your servicer offers one - Selling at full market value if the home has equity - A short sale, when the net proceeds aren't enough to pay off what is owed and the lienholders agree to accept less - A deed in lieu of foreclosure, when the lender agrees to take the property back instead of foreclosing We explain how each one works.
