Home Sales When the Owner Can't Be There, from Silver Spring and Baltimore to Washington DC and Alexandria
When a homeowner is in a nursing home, assisted living or rehab facility, in the hospital or incarcerated, Real Estate Search and Sale, LLC can manage the sale of their home across Maryland, Washington DC, Virginia, West Virginia and Florida. We work directly with the owner, or with their power of attorney, guardian or attorney.
How It Works
- A conversation with the owner or their representative. We meet with the owner directly, in person or by phone or video, or with the person authorized to act for them.
- Gathering the paperwork. When someone else is authorized to act for the owner, such as an agent under a power of attorney or a guardian, we work with that person and their attorney. We don't provide legal advice.
- Preparing the home. We coordinate cleanout, repairs and cleaning through our vendor network.
- Marketing and selling. We list, show and market the home, review offers with the owner or representative, and keep them informed.
- Signing where the owner is. We coordinate with the title company to bring a mobile notary to the facility, or use a remote online notary where permitted. Arrangements depend on state law and facility rules.
Who We Help
- Owners living in nursing homes, assisted living, memory care or rehab facilities

We treat every owner with dignity and keep family members informed with the owner's permission.
Frequently Asked Questions
Can the owner sign from a nursing home or assisted living facility?
Often, yes. We coordinate with the title company to bring a mobile notary to the facility, or use a remote online notary where permitted and where the facility allows.
What if someone else has power of attorney?

Can family members be kept informed?
Yes, with the owner's permission or as the legal representative directs.
Do you give legal advice about powers of attorney or guardianship?
No. Please consult an attorney about those documents.
