Private Home Sales in Potomac, Bethesda and Chevy Chase: 2 Paths

If you want to sell your home without announcing it to the world, you have two practical paths. You can list on Bright MLS so that every cooperating agent can see your home, while instructing public real estate websites not to show your street address. Or you can keep the home out of public view and have Real Estate Search and Sale, LLC introduce it directly to Realtors and investors we know. Both are Private Home Sales, and both begin with a confidential conversation about what privacy means to you.

For some owners, privacy is about security. For others, it is about a divorce, an estate, a job change that colleagues haven't heard about, or simply not wanting neighbors to walk through the living room on a Sunday afternoon. Whatever the reason, you have the right to decide how publicly your home is marketed, including the right not to put it in front of the public at all.

Potomac, Bethesda, Chevy Chase, Kenwood and Avenel are a sampling of the many communities we serve throughout Montgomery County and beyond.

Why owners in Potomac, Bethesda and Chevy Chase choose a private sale

We hear the same reasons again and again. Owners want fewer strangers in the house and no public photo gallery of their bedrooms. Some want to learn what the market will offer before they commit to a full public launch. Others have a timeline that a quiet sale suits better, such as a move that hasn't been announced or an estate that family members are still discussing. And some homes simply attract a small, specific group of buyers, so a targeted approach makes more sense than a broad one.

A private sale is not a shortcut around the normal steps of a home sale. Buyers still inspect, appraisers still appraise, Maryland disclosure requirements still apply, and settlement still runs through a title company or settlement attorney. What changes is who learns about your home, how much they see, and when.

Two kinds of private sellers: speed and discretion

Private sellers tend to arrive with one of two priorities, and many have both. Some need to sell quickly. Others own a luxury home and want discretion above all. The two columns below speak to each, side by side, because both are equally common reasons to sell privately.

When you need to sell your house fast

A job transfer, an inherited property, a divorce, a move to be near family or a financial deadline can all make time the most important part of a sale. A private sale can move quickly because there is no public launch to stage, photograph and schedule around. We can introduce your home directly to investors and cash buyers in our network, and many will consider a home as is.

Speed has a price, and you deserve to see it before you choose. Sellers who sell fast, especially as is or to an investor, typically net less than sellers who take time to prepare the home and show it on the open market, where more buyers compete for it. How large that difference is depends on the home, its condition and the market. We put both paths side by side for you: the estimated net from a quick private sale and the estimated net from a prepared, fully marketed sale. Then you decide which matters more right now, time or price.

If you searched "sell my house fast," you are in the right place. We work with owners who need a quick sale throughout Montgomery County and Frederick County, including Rockville, Gaithersburg, Germantown, Silver Spring and Frederick. Carolyn Thompson is a Certified Distressed Property Expert (CDPE), holds the Short Sales and Foreclosure Resource (SFR) designation from the National Association of REALTORS, and is a Certified Residential Specialist (CRS). When you own a luxury home and value discretion

Many luxury homes sell off market. Owners of high-value homes often prefer that their floor plans, security features and interior photographs never appear online, and the buyers at that level often prefer to look quietly too. A private sale lets us present your home to a short list of qualified buyers and their agents, by appointment only, after proof of funds.

Discretion and price can work together. A luxury home still benefits from careful preparation, editorial photography shared privately, and a suggested price range built from the few truly comparable sales and county records. Because one-of-a-kind homes attract a small pool of buyers, we talk through how much exposure your home needs to draw competing offers, and you choose the balance between privacy and reach.

We serve luxury owners in Potomac, Bethesda, Chevy Chase, Kenwood and Avenel, from the C&O Canal near Great Falls to Bethesda Row. Option 1: List on Bright MLS with your street address hidden from public websites

Bright MLS is the multiple listing service that agents throughout Maryland, Washington DC and Virginia use to share listings with one another. Bright's 2026 rule updates give listing brokers more control over what consumer websites display. At your direction, we can ask that public sites not show your street address, and we can also limit what else appears publicly, such as the price, interior photographs, days on market and price history.

Here is what that looks like in practice. Agents who subscribe to Bright see the full listing, including the address, so they can match your home to buyers they represent and schedule showings through us. The public sees far less. Someone browsing a real estate website may see a single exterior photo and a general location, or nothing beyond a note that the home is available through an agent.

This path keeps the widest pool of represented buyers in play. Every agent in the MLS can bring a client, which means more competition for your home without the public exposure that worries many owners. The trade-off is that unrepresented buyers browsing on their own are less likely to find you, and some public websites may handle limited listings in their own way.

Who this option tends to suit

Owners who want broad agent exposure but would rather not have their address, interior photos or price searchable online. It also works well for sellers who want the option to open the listing up later, since many display settings can be changed as your plans change.

Option 2: An off-market sale through our network of Realtors and investors

Some sellers prefer that their home not be shared through the MLS at all. In that case, we market it privately. Bright MLS still requires every listing to be filed within two calendar days of a fully signed listing agreement. A private listing is filed as an Office Exclusive, with your signed Limited Marketing/Office Exclusive Form, and Bright does not distribute it to other agents or to public websites. From there, we reach out directly and one to one: to Realtors whose buyers we know are searching for a home like yours, and to investors and cash buyers in our network who have asked to hear about specific kinds of properties.

Over more than 20 years, Carolyn Thompson has built relationships with agents throughout Montgomery County and the wider Washington area, along with buyers and investors who prefer to act quietly. Most of our business comes from referrals, and those same relationships are what make a private introduction work. Before a buyer tours, we can ask for proof of funds or a lender letter, and we can ask them to sign a confidentiality agreement if you would like one.

The trade-off is reach. Fewer buyers will know your home is for sale, and a smaller audience can mean fewer offers to compare. We discuss that honestly with every seller, and we show you how any offer compares with the suggested price range we prepare from recent comparable sales and county records. You set the price, and you decide which offers to consider.

Who this option tends to suit

Owners for whom confidentiality matters more than reaching every possible buyer: executives, families handling an estate or divorce, sellers with security concerns, and owners who are open to an investor or cash purchase. It also suits sellers who want to test interest quietly and keep the option of a full public listing later.

How a private home sale works with Real Estate Search and Sale

  1. Confidential consultation. We talk through your reasons for privacy, your timeline and what you want buyers, neighbors and the public to see.
  2. Suggested price range. We prepare a suggested price range from recent comparable sales and county records. This is a broker's opinion of value, not an appraisal, and you choose the price.
  3. Choosing your path. We explain each option, including a hidden-address MLS listing, an off-market sale, or a private start that becomes a public listing later, and you decide.
  4. Written instructions. You sign the listing agreement and Bright's MLS Disclosures and Residential Seller/Landlord Options form, which records how your home will be marketed. For a private sale, you also sign the Limited Marketing/Office Exclusive Form. We file the listing in Bright MLS within two calendar days, using the status and display settings you chose.
  5. Preparing the home. If you want help, we can provide contact information for independent service providers such as stagers, cleaners, painters and photographers. You are free to use any provider you like.
  6. Reaching buyers. Depending on your path, agents find your home in the MLS, or we make direct, one-to-one introductions to agents, buyers and investors in our network.
  7. Private showings. Tours are by appointment only. We can ask buyers for proof of funds or a lender letter first, and a confidentiality agreement if you wish.
  8. Offers and negotiation. We review every offer with you, negotiate on your behalf and compare terms with your suggested price range.
  9. Contract to settlement. Inspections, appraisal, disclosures and settlement proceed as in any sale. Remote closings are available if you live out of state or overseas.

What stays the same in a private sale

Privacy changes the marketing, not the protections. Maryland disclosure requirements apply whether a home is marketed publicly or privately. Buyers still have the right to inspect, and lenders still require appraisals. Fair housing law applies in full: we present your home to every qualified buyer on equal terms, without regard to race, color, religion, sex, disability, familial status, national origin or any other characteristic protected by federal, state or local law.

Real Estate Search and Sale, LLC does not give legal or tax advice. If your sale involves an estate, a trust, a divorce or a significant gain, talk with your attorney and your CPA or tax advisor before you list, so you understand how timing and structure may affect you.

A sale shaped by the places around it

Location still sells, even quietly. In Potomac, buyers ask about time on the C&O Canal towpath and the overlooks near Great Falls. In Bethesda and Chevy Chase, they want to know how far it is to the shops and restaurants of Bethesda Row and to the Capital Crescent Trail. Kenwood draws attention each spring for its cherry blossoms, and owners in Avenel often mention Cabin John Regional Park and the canal nearby. A private presentation lets us share that context with qualified buyers without putting your address online.

Help from our network of service providers

Selling privately often means preparing a home with fewer people coming and going. We can provide contact information for independent service providers, including contractors, painters, cleaners, stagers, professional organizers, inspectors, movers, storage companies, title companies, lenders and mobile notaries. You are free to use any provider you like, and providers should be properly licensed and insured. When you schedule your providers, we help plan the logistics around access, showings and settlement.

Frequently asked questions about Private Home Sales

What are Private Home Sales in Potomac, Bethesda and Chevy Chase?

Private Home Sales are sales marketed with limited public exposure. Your home can be listed on Bright MLS with the street address hidden from public websites, or marketed off market through direct introductions to Realtors, buyers and investors in our network.

Can I list on the MLS without showing my street address?

Yes. Under Bright MLS rules updated in 2026, a listing broker can, at the seller's direction, ask consumer websites not to display the street address. Agents who subscribe to Bright still see the full listing so they can bring buyers.

What is an off-market listing?

An off-market listing is a home for sale that is not shared through the MLS with other agents or with public websites. Instead, the listing brokerage introduces it directly to agents and buyers who are likely to be interested.

Do I have to put my home on the MLS to sell it?

Your home does not have to be shared through the MLS. Sellers have the right to keep their listing out of MLS distribution. Bright MLS still requires the listing brokerage to file every listing within two calendar days of the signed listing agreement, so a private listing is filed as an Office Exclusive, with the seller's signed Limited Marketing/Office Exclusive Form. Bright does not distribute an Office Exclusive to other agents or the public.

How do you find buyers for a private home sale?

We contact agents whose buyers are searching for a home like yours, along with investors and cash buyers in our network who have asked to hear about certain kinds of properties. Every contact is direct and one to one.

Can I sell my house privately to an investor?

Yes. Investors and cash buyers in our network may consider a private purchase. We compare any investor offer with your suggested price range so you can weigh price, terms and timing before you decide.

Will a private home sale bring a lower price?

No one can predict the price of any sale. A private sale reaches fewer buyers, which can mean fewer offers to compare. We explain that trade-off and give you a suggested price range from comparable sales and county records; you set the price.

Will I net less if I sell my house fast?

Often, yes. Sellers who sell quickly, especially as is or to an investor, typically net less than sellers who prepare the home and show it on the open market. The difference varies with the home and the market, so we show you the estimated net for both paths before you decide.

Are luxury homes sold off market?

Many are. Owners of high-value homes in Potomac, Bethesda and Chevy Chase often choose a private sale to keep floor plans, security details and interior photos offline, while their home is presented to qualified buyers by appointment.

Can I hide my home's interior photos and price, as well as the street address, on the MLS?

Often, yes. Bright's 2026 display options let a listing broker limit what consumer websites show, including photos, price, days on market and price history. We confirm the current options with you before your listing is entered.

Can buyers tour my home without a public announcement that it is for sale?

Yes. Showings are by appointment only, without a yard sign or open house. We can ask buyers for proof of funds or a lender letter before a tour, and a confidentiality agreement if you would like one.

Can I sell my home off market first and list it on the MLS later?

Yes. Many homeowners in Potomac, Bethesda and Chevy Chase start with a private, off-market home sale filed in Bright MLS as an Office Exclusive, then move the house to a full MLS listing as Coming Soon or Active if they choose. We update the listing's status and display settings according to your written instructions.

Are Private Home Sales legal in Maryland?

Yes. Sellers may choose how their home is marketed, and the sale follows the same Maryland disclosure requirements, fair housing laws and settlement steps as any other sale. For legal questions about your situation, consult a Maryland real estate attorney.

Do fair housing laws apply to an off-market home sale?

Yes, fully. We present your home to every qualified buyer on equal terms, without regard to any characteristic protected by federal, state or local fair housing law.

Can I sell my house privately if I live out of state or overseas?

Yes. We help plan the logistics of preparing and showing your home locally, and many settlements can be completed remotely. Ask your title company what it requires.

Can I get references before I decide?

Yes. A list of client and professional references is provided on request.
