What a Buyer's Agent Does in Maryland, DC and Virginia
Buyers today have more listing information at their fingertips than ever, so it is fair to ask what a buyer's agent adds. The short answer: someone who represents your interests, not the seller's, from the first showing to the day you get the keys. This guide explains what that representation covers and answers the questions buyers ask most.
For the details of how we work with buyers, see our home buying services and buyer's agent page.
Do I need a written agreement with a buyer's agent?
Expect to sign one. Buyers are now typically asked to sign a written buyer agreement before touring homes with an agent. The agreement should state the agent's duties, how long the agreement lasts and how the agent is paid. The agreement sets out compensation, and in some sales part or all of it may be paid by the seller if you request it in your offer. Read the agreement carefully and ask questions before signing. If you have legal questions about it, talk with your attorney.
How does the search work?
A good search starts with a conversation about what you need: price range, commute, space, condition and the type of home. Your agent sets up a search and previews homes when you cannot get there. Location shapes the search more than most buyers expect. A townhouse near the Kentlands in Gaithersburg, a condominium a short walk from Bethesda Row, a rowhouse in Washington DC's Petworth neighborhood and a single-family home near the Mosaic District in Fairfax County can each fit a similar budget and offer very different daily routines.
If schools are part of your decision, keep this in mind: buyers must verify school assignment for any address directly with the school system.
What happens when I find the right home?
Your agent reviews recent comparable sales, looks at how long the home has been on the market, learns what the seller cares about and walks you through the considerations. You decide the price and terms of your offer: deposit, financing, contingencies and settlement date. Your agent then presents and negotiates the offer. If several buyers are competing, your agent helps you decide how far to go without stretching past your limits. Our real estate negotiation page explains how inspection and appraisal negotiations work after an offer is accepted.
What does my agent do between contract and settlement?
This stretch is where many details can slip. Your agent tracks deadlines, schedules the home inspection and any specialized inspections, reviews condominium or HOA documents with you, keeps the lender and title company on schedule and arranges the final walk-through. When questions come up about repairs or credits, your agent negotiates them on your behalf.
Can I buy a home before I move here?
Yes. Many buyers relocating to the area tour homes by live video, sign documents electronically and complete settlement remotely, depending on what the title company and lender allow. If you are moving from another state or abroad, our relocation assistance page explains how we help with both ends of a move.

Frequently asked questions
Does a buyer's agent cost me anything? That depends on your buyer agreement and the offer you make. Your agreement sets out the compensation, and you can ask the seller to pay some or all of it in your offer.
Can I use the listing agent instead of my own agent? You can, but the listing agent represents the seller. A buyer's agent represents you.
How many homes should I see before making an offer? There is no set number. Some buyers know quickly; others need several weekends. Your agent can preview homes to save you time.
Can my agent recommend a neighborhood for me? Agents share facts, such as recent sales, commute options and nearby amenities, but the choice is yours. Visit at different times of day and research what matters to you.
Do you work with buyers who are paying cash? Yes. Cash buyers still benefit from inspections, title work and contract protection.
